More than a century ago, Fells Point was home port for sailors working merchant ships. Today, much of the area is restored as inns, restaurants, shops, and offices. The garage project was one component of a larger Planned Unit Development (PUD) of five properties into offices, mixed uses, and residential units.

The seven-story structure had to be woven into the existing historic fabric. ASG's solution was a mixed-use wrapper to cloak the garage with a smaller scale retail/residential use. The design incorporates the following mandates:

  • A minimum of 750 parking spaces
  • No higher than 55 feet
  • Pushed back from the street to give a contextual frontage
  • A façade that is responsive to the neighborhood's scale, materials, and architecture.
