Struever Bros. Eccles & Rouse

Ayers/Saint/Gross is working with Struever Bros. Eccles & Rouse on the site along the west side of the 3200 block of St. Paul Street in Charles Village – the “college town” of Johns Hopkins University’s Homewood Campus. The development includes street level retail, parking, and market rate condominiums. Community and City approvals have been received and the project is scheduled to begin construction in January 2006,
with a construction completion scheduled for July 2007.

The site will echo the height of adjacent apartment towers. The 450-car garage will be wrapped by 18,500 gsf of retail on the street level, along both St. Paul Street and 33rd Street. Condominiums will front the parking levels along St. Paul and 33rd Street, on levels 3-8. Floors 9-12 will contain large, luxury condominium units. Condominium owners will have private parking spaces. Rooftop gardens will be built on the 8th floor and the tower roof. Many units will have street-side private balconies.

The projects are adjacent to a housing and commercial project being developed for Johns Hopkins University, which will contain a bookstore and other amenities.

Ayers/Saint/Gross is providing full design services for the 3200 West site, from design through construction administration.
