Chapel Hill, NC

ASG developed a master plan for a parcel of undeveloped land owned by the University of North Carolina 1.5 miles north of the historic campus.

A prior land-use plan established a variety of uses related primarily to the UNC Chapel Hill campus and development of between 5 million and 8.5 million gsf for partnership research buildings and residential units. The new plan examines programmatic possibilities, physical development and character, environmental concerns, and long-term investment and economics.

ASG provided three distinct development areas to serve approximately 25,000 workers and 3,000 residents with office/research, residential, retail, recreation, civic, and institutional spaces.

The master plan has two essential place-making features seen in successful neighborhoods: an integrated mix of land uses and a well-defined urban structure. In addition, daily needs can be met through services and spaces within a five-minute walk.

Seventy percent of the total site will be undisturbed, and a series of outdoor spaces serves as the framework for development and focal points for public activities. New streets align and link seamlessly with existing ones and provide east-west and north-south movement. Several types of neighborhood streets provide equity for pedestrian comfort and safety and vehicular movement.
