College of William and Mary
Williamsburg, VA

The College retained Gilbane Properties, Inc., a private developer, and Ayers/Saint/Gross to examine upgraded residential facilities, new office space, and market-rate housing.

The three-phase initiative starts with the design and construction of a 204-bed low-rise hall that is contextually compatible with adjacent buildings. It will replace four dilapidated fraternity houses.

The next phase renovates a dormitory into consolidated administrative offices that currently are in several campus locations. The 80 beds that are lost will be handled by the Phase One low-rise.

The final phase replaces wood-framed houses with 14 new homes, each with three 1,800-foot condominiums for purchase. These units add a much-needed affordable housing type to the neighborhood, particularly for faculty members and staff. The condos maintain the character of the street and are within walking distance of the campus and town.

Ayers/Saint/Gross was a design consultant to Gilbane.
