University of Maryland, College Park

The University of Maryland, College Park, is the flagship campus of the state's higher education system situated in the suburbs north of Washington, D.C. The University asked Ayers/Saint/Gross to assess the potential for development of the Transit Development Overlay Zone at the College Park Metro Station.

The proposed district will need a safe, efficient multi-modal transportation system to support a community with a balanced mix of uses. Ayers/Saint/Gross's visioning plan develops links between the Metro, University shuttles, cars, and pedestrians to create a transit-oriented town. Two stream valleys divide the site, which is an opportunity for hiking and biking trails to merge into a larger park system and lake.

The development will have 2.75 million gross square feet (gsf) of commercial space, 1.4 million gsf of residential space, as well as retail uses and parking.
