Ayers/Saint/Gross was retained by a private developer to prepare a master plan and housing prototype for a 405+ hectares (1,000+ acres) residential resort community along the coast of Costa Rica. Four housing types were developed: condominium units, multi-level single family homes, luxury villas and unique “one-of” adventurer cottages. The designs were tailored to capture the unique aspects of their locale within the master planned community, to reflect the indigenous architectural style, and to offer a variety of sizes and price ranges to potential buyers.

 

Studio, one and two bedroom condominium units were developed to provide an affordable first/second home, a live/work residence or an investment alternative. Located at the Town Center with quick access to services and amenities, the units have a more urban feel. Each unit has it’s own entrance and a private outdoor terrace.

The two-story “Rio Cottage” prototype is configured to accommodate full-time residents or vacationing, extended family groups. While still centrally located, they are situated to provide outdoor spaces with a greater level of privacy.

A villa with perimeter enclosure was developed for ocean view sites. An “L” or “U” shaped two-story home and perimeter stucco wall enclosed a garden compound. Floor plans and lot area provide generous areas for both indoor and outdoor entertaining. The site and internal arrangement of these unites is more secluded and has been created to provide a sense of exclusivity.

The “adventurer cottage” is intended to be distinctly unique; appealing to those seeking a one-of-a-kind get away. Characteristics which will attract potential owners or investors to these units include their tree house or watch tower character, public spaces with large expanses of glass that optimize views of the surrounding community and unique architectural styles.
