Thames Street Wharf Building

The Thames Street Wharf Building will be built on the site of an historic wharf that had been lost over the years. It will be the first building built in the Harbor Point Development, on the site of an old chemical factory, on a prominent location on the Baltimore waterfront. The building will be built with one-half of the structure on land and one-half of the structure on land and one-half of the structure on a new pier over the water. Many sustainable principles are incorporated in the design of this project such as brownfield redevelopment, a green roof to reduce the heat island effect and manage stormwater, and an under the floor mechanical system.

The building will be designed as a Class A corporate headquarters building for a yet to be named tenant. The first floor will contain space for retail and restaurants. There will be a parking garage partly under the building. The Baltimore waterfront promenade, which will provide public access from the Inner Harbor to Fells Point and Canton, will go directly through the center of the building. The promenade will also extend around the water’s edge on three sides of the building. Ships and boats of all sizes will be able to dock directly at the front door of the building, as the Baltimore 50’ channel is adjacent to the building.
